The pros and cons of paying cash for a condo unit in Miami Florida

Aventura Florida counts with the most luxurious condominiums ever seen to live in. Many of them are owned by very rich people that are used to live this classy lifestyle and don’t care much about spending money. But, there are other types of condominiums in the area that generally attract vacationers from other states and foreign countries as well as business visitors who need to rent a condo unit for a period of no less than six months. Condo units rentals in Miami Florida are very frequently seen and sometimes may cause a roadblock to a condo buyer if is not properly assisted by a Real Estate Agent. It has been seen that many condo buyers want to pay cash for a unit placed into a complex where more than 50% of the units are renters who may cause some troubles. The condo buyer paid all cash and while living in became conscious that was not the environment he wanted to live in and decided to sell the condo. Some problems arose when trying to sell it. He found out that mortgage lenders declined loans to new condo purchasers or in case they do, they would charge the purchaser with  elevated interest rates because of the risk with numerous renters. The only way to sell the condo was by getting a cash payment from another condo buyer who was not assisted by a Realtor. Be advised. If you buy a condo unit in a complex with so many renters, don’t pay all cash. You can pay a down payment cash of about 20 or 25% of the total purchase price. Then you can opt for a 15-year fixed rate mortgage. If you are not satisfied with the property you bought, you can compensate your mortgage loan off at a later time. Make sure the mortgage loan doesn’t have a prepayment penalty.
